Turn the water off at the shutoff valve. Go outside and open the faucet; some water will drain out. Return to the inside shutoff valve and remove the bleeder cap to drain remaining water out of the pipe. Hold a bucket under the bleeder to catch the water. Once the water drains, replace bleeder cap & then close outside faucet valve.

Importance of Vent Cleaning on Clothes Dryers

This happened near Currier Ridge on Kaye Vue Drive on 1/9/23… (Provided by Hamden Patch)

Crews responded around 9:50 a.m. to a fire at a two-story townhouse on Kaye Vue Drive. Members from Engine 2 arrived to find smoke emitting from the basement door, according to Deputy Fire Marshal Nelson Hwang.

“Firefighters encountered a fire and heavy smoke in the basement,” Hwang wrote in a news release. “They were able to extinguish a fire in the dryer with a hose line from Engine 2. There was smoke damage was throughout the unit. The two adjourning units were limited to smoke damage.” The American Red Cross is providing assistance to two families, four adults and one child, who were displaced by the fire, according to a news release.

“During the course of the investigation, it was determined that the fire started in a dryer,” Hwang wrote. “The resident stated that she had put two comforters in the dryer and went upstairs. The resident returned to the basement to find her dryer on fire. The resident evacuated her residence and called 911.

“The Hamden Fire Department advises that residents not to overload their dryers and clean the lint traps and vent pipe on a regular basis. If you cannot safely extinguish the fire call 911 and exit the home immediately.”

This is a unit owner and tenant’s responsibility (not the Association’s) and should be scheduled regularly.

Maintenance Work Requests – Update

To improve on the handling and tracking of requests for maintenance, we are directing Owners and Tenants to submit all requests in writing to the Property Management Office.

You can submit your requests one of two ways:

A) Email Property Management: [email protected]
B) US Mail to: The Property Group of CT, Inc. – 2572 Whitney Avenue, Hamden CT 06518.

The Association’s Board of Directors and our Property Manager recommend this change to ensure your request receives the attention it deserves. Verbal or telephone requests to the Management Office or to Board Officers will not always result in proper Board or Property Manager action.

If you have a true emergency requiring immediate response outside of normal business hours, please contact Property Group’s answering service at 203-248-3444. Otherwise, the Management Office will respond to your email during normal business hours.

Thank you for your cooperation!
